How does the Home Manager program work?
Premier Show Homes matches a Residence Manager with a vacant
property to transform the property into a warm, welcoming show
home. The Residence Manager is chosen based on the furniture
that will accentuate the property’s strengths and minimize the
weak points. The Home Manager agrees to maintain the home in
model home condition while the house is on the market. When the
home is sold and closed, our Residence Manager will be relocated
to another Premier Show Homes property.
What is a Residence Manager?
Residence Managers are unique people. Our Residence Managers
must possess well maintained furnishings and recognize the value
of the finer things. Residence Managers reside in luxurious
properties at a fraction of the cost. Residence Manager may be
traveling professional, relocating executives, or someone with
an uncanny sense of fashion and style with the desire to live in
beautiful property.
What are the Minimum Requirements?
In order to become a Residence Manager, you must meet the
minimum requirements:
- Home furnishings must be reviewed and approved by Premier Show
Homes
- Cannot be a smoker
- Cannot own pets
- Maintain an immaculate home at all times
- Allow realtors to show the home with proper notice
- Pay a small amount per month to reside in the property
- Pay utilities required to live in the home
- Willing to relocate periodically to another luxurious property

Is there any guarantee how long I will stay in the home?
There is no minimum guarantee on how long you will reside in a
specific property. With today’s market, most properties have
been on the market for a few months before we are engaged to
fill the property. Even if the property goes under contract
within the first couple of weeks, the Residence Manager will not
move until the closing is confirmed to take place, which may
range from 30-90 days. Some Residence Managers have been in
properties for more than a year.
When is the home shown? Will someone call me?
Realtors typically show homes on the weekend. In most cases, the
homes are only shown on Sundays. It is rare the homes are shown
during the week. The realtors will have your phone number in the
real estate listing. There will be very specific instructions to
contact the tenants prior to showing. We require at least 15
minute notice prior to showing up. If the property is listed
with a realtor, there will be a lockbox on the door that allow
the agents to enter and exit the property. Any agent that shows
the property are required to leave a card when they have shown
the house. In addition, the lockbox records which agent has
accessed the property at all times.
Do we have to be present to show the property?
No. You do not need to show the property or answer any
questions.
What happens when the home sells?
Sometimes real estate closings do not happen as scheduled, when
the agents can confirm there is a clear to close, we will begin
to help the Residence Manager find another suitable property.
Once the house is under contract, it may take 30 to 60 days to
actually close on the property.
This sounds too good to be true, what’s the catch?
We hear this all the time! The fact is we are providing an
invaluable service to the real estate agents, owners and
investors. The nominal fee that we charge the tenant is to cover
the administration cost and property management expenses.
Premier Show Homes guarantees the quality of the tenants and
must ensure the property is maintained as well.
What if I don't have enough furnishings?
Premier Show Homes will ensure that the furnishings you have
match the property’s needs. If you only have enough to furnish a
2 bedroom house but you are interested in a 4 bedroom home, you
must be able to furnish the entire home or you will not provide
the full value we promise to our clients. Our Residence
Managers, have rented furniture in order to live in a property
that they adore but that will be an expense that you must be
willing to commit to.
